I think the koi pond. Hard to tell without the sq. footage and lot size on both houses, but #2, while smaller(?), isn’t too much house, it’s cheaper, it’s on a large lot, and you can always fill in the koi pond. Built-in breakfast area is kinda weird but could take that out if you wanted.

#1 is about 2000 sq ft, #2 is about 1400, and that includes the finished part of the basement. #1 is in an upscale neighborhood, and #2 is not.
The problem with #2 is the vinyl siding (yuck), lack of carport, and the fact that is effectively one bedroom, as the second bedroom is too tiny to even hold an adult bed. The supposed third bedroom is the den with the fireplace and yellow walls.
What I like about #1 is that it is safe sink for my money. It’s a family-friendly house in a really nice neighborhood. I could sell that to anyone, whereas #2 is desirable only to single or childless yuppies like myself.

Yeah I noticed the 3 br was a lie. Well then sounds like #1 is the winner 🙂 Though a checking account is probably a better place to park money for the next year or so…
